Transaction Desk Problems????


Here are some reminders and helpful tips on Transaction Desk: 1.) To login use your MLS Used Id and your 4 digit pin, make sure you are allowing pop-ups from www.okcrealtors.com. (Hint: If you logged in before but can't login now you might still have it open in another window it will not let you login twice) 2.) Adobe Reader 9 is the recommended version for use of Transaction Desk to see what version you are running click Start/All Programs look for the Adobe folder should read Adobe Reader 9. If not go http://get.adobe.com/reader/ to download latest version.3.) Printing or saving issues? If when printing and/or saving from Transaction Desk you are getting a message "printing please wait" but nothing happens you will need to adjust some settings within Adobe Reader 9 for Instructions Click Here 4.) Why doesn't the Contact Us link on the home page not work?

Actually there isn't a "Contact Us" Link on the home page. There is a navigation tab on the left that says "Contact Us" that when hovered over has two page navigation "flyouts". One Page is OKCMAR Office and the other page is driving directions. Clicking on OKCMAR office will bring you to a page with contact information. You can choose to link to a specific employee by clicking here. Any employee roster with photos will come up. Under the photo is a small envelope which you can use to link to their email address. I checked and it was working just fine.

You can also choose the second link for tech support. I clicked that link and it works just fine as well. How these contact links work is a dialogue box with your computer's email program pops up with the selected staff members email address already filled in.

I can think of 3 things that may be happening. One your email program hasn't been set up on your computer yet or your email program is very slow and isn't working correctly or finally you have your pop-ups blocked. Many computers use a pop-up dialogue box to email out.

For Contact Links to work from websites a distributed based email program (Microsoft Outlook, Outlook Express, Eudora) must be installed on your pc or laptop. If your only email program is internet based (Yahoo, Google, AOL) the PC has no means to reach that address and clicking the links will result in nothing happening.

Even if you don't use your Distributed Based (Lives on your computer's hard drive- not on the web) email you can still use the "Contact Us" information. Make sure you have a distributed email system installed (typically comes with computer) and although the email won't go anywhere you can copy and paste the address into your internet account based email's compose new mail address box.

To check your pop-up blocker while on the Internet choose the word "Tools" in the upper right hand corner of the screen underneath the address bar and any tool bars you may have installed. It has a little cog icon and it is usually accompanied by other common icons such as a house for "home" and a printer to print. Once you have clicked on "Tools" from the drop down list choose "Popup Blocker" click on it - another list will appear- choose "Turn Off Pop-up Blocker" click on it.

Why are there MLS fines and Why do we have Rules & Regs

First the National Association of REALTORS [NAR] requires Rules & Regulations as a condition of our E&O insurance and reviews and approves our Rules & Regs Annually. The Rules are meant to protect the brokers, users and the MLS Corporation from legal liability. They also work in tandem with arbitration procedures.

Reading, reviewing and following the rules is a responsibility of every User and which every user agrees to in their signed user agreement. I do think most people do follow the rules but hopefully using datachecker may encourage users to review them.

Fines are a part of the preventative process- they are meant to deter violations. Also these fines were put in place in 2001 and 2003. This is one reason they are being reviewed other than the NAR requirement of bi-annual review.

I think the fines were made so steep to act as a preventative measure. I was hoping for specific input so that perhaps the board would know the "why" behind a violation. I would also like to see at least one photo be a requirement.

AGAIN A CORRECTABLE violation- fixed within 48 hours of notification- will NOT BE FINED. This should address the Accidental/Mistake violation.

Here is the list of correctable violations:
A. CORRECTABLE VIOLATIONS
Upon confirmation of one of the following violations by the MLS staff, a notice of the
correctable violation will be sent to both the Participant and the listing associate by electronic
transmission. The Participant must correct the violation within 48 hours (excluding weekends
and holidays).
1. Failure to enter a listing in the correct area number;
2. Failure to submit the correct listing expiration date;
3. Entries in the compensation field other than a percentage or definite dollar
amount;
4. Failure to correctly complete all required fields in the System;
5. Entering of changes relating to amendments to listing agreement without the
seller's written consent;
6. Failure to indicate individually all property that is to be sold or which may be sold
separately in the listing agreement and in the System;
7. Failure to properly enter when part of a listing property has been sold;
8. Failure to enter the correct selling price on a closed listing;
9. Failure to enter the correct selling office and selling associate on a closed listing
provided documentation includes proof of effort by selling broker to have
correction made prior to submission of the Violations Report;
10. Failure to enter pending status within 2 business days of acceptance;
11. Failure to enter sold status within 2 business days of closing; or
12. Failure to reactivate any cancelled and/or failed pending property within 2
business days.
IT IS ONLY WHEN THE USER FAILS TO CORRECT THE VIOLATION THAT THEY ARE FINED.
